Venture Center is located on the 1334-acre Centennial Campus, adjacent to North Carolina State University. Centennial Campus is truly a unique opportunity that attracts large corporations, government agencies, technology companies, as well as start-up companies, enabling them to benefit from the resources of the University. Craig Davis Properties was the first private developer to build on Centennial Campus. To date, four state-of-the-art Class A office buildings have been completed, totaling 368,000 square feet, with an additional building, at 100,000 square feet, currently under development. University Place is an 80-acre, mixed-use development acquired and expanded by Craig Davis Properties since 1990. The Campus has grown from its initial 82,760 square feet of office product to approximately 530,000 square feet of existing office, including the 226,000 square foot BlueCross BlueShield Customer Service Center, and an office/lab building situated on a total of 68 acres.
An 81,975 square foot retail Center called The Commons at University Place, is situated on 12 acres adjacent to The Campus and offers the intimacy of a village marketplace. Harris Teeter's 57,581 square foot superstore, fifteen in-line shops totaling approximately 24,124 square feet, and three outparcels offer attractive dining and shopping amenities to the tenants of University Place and to the residents in the South Square area.
In early 1999, Craig Davis Properties was chosen to develop a 650,000 square foot vendor campus for Gateway Computers, Inc. in Hampton, Virginia, at the intersection of Big Bethel Road and Hampton Center Parkway at Interstate 64. Two state-of-the-art buildings, at 258,000 square foot each, have been completed. A third building, at 149,000 square feet, is currently under development.
Triad Center is a 260,000 square foot Class A office project in Greensboro, NC. It is strategically located five minutes from Triad International Airport and is situated in the fastest growing corporate area in the Triad region. The first 4-story office building, containing 88,824 square feet was completed in April, 2000. The park will offer upscale building finishes, lush landscaping, multiple training rooms and a fitness center.
Meadowmont Village, located in Chapel Hill, NC is situated on the 435 acres of Meadowmont, a master planned development which will be a mixed-use community consisting of over 1,000 residences, a community center, greenways, a school, and the most visible and vibrant part of Meadowmont will be Meadowmont Village. Within the village, Craig Davis Properties will develop 102,000 square feet of Class A office space,125,000 square feet of retail space and areas for executive living above the retail. Tenants/residents began moving in shortly after the grand opening in early 2002.
Craig Davis Properties recently closed on a tract of land at the intersection of Highway 70 and Interstate 40 in Garner, now named Auburn Park. The 225 acres previously belonged to Nabisco and Bank of America. The land is a prime spot for a variety of uses, including retail, office, industrial and build-to-suit opportunities. Beautifully landscaped infrastructure leading into the park is in place.
At present, Craig Davis Properties is working closely with the Research Triangle Foundation and The Triangle Transit Authority (TTA) to develop Triangle Metro Center, a large mixed-use project inside Research Triangle Park (RTP). Plans for the project include three office buildings, a 275 room hotel and four condominium buildings, with about 325 units. The buildings will have ground floor retail shops and restaurants, all surrounding a landscaped plaza. The TTA plans headquarters for its bus system next to the planned rail station. An underground walkway will connect the rail station with the rest of the project, along with an underground garage that would minimize surface parking. The plan calls for 730,000 s.f. of office.
In 1995, Craig Davis Properties was hired by Morgan Stanley to master plan 1800-acres of land owned by the Eastern Airlines Pension Fund and located adjacent to the Raleigh Durham International Airport. EAL Pension Fund's main objective was to maximize the value of the land with minimum additional investment. Craig Davis Properties successfully rezoned the property for commercial, retail and residential development and sold the land, now known as Briar Creek, to a third party in 1997.
